What is the new golden visa scheme for investors?

For the first time ever, a new digital real estate investment platform in the MENA region is offering investors Golden Visa opportunities. According to the new scheme, residents who invest AED2 million in Dubai’s fast-growing property market, through the online property technology platform Stake will be eligible to get the UAE Golden Visa.

Who can invest?

Stake is offering Golden Visas to investors who invest in properties through special purpose vehicles (SPVs) that are registered with the Dubai International Financial Centre (DIFC). And the best part is that, there are no restrictions as to where investors must reside to qualify for the Golden Visa. However, the investment must be worth a minimum of AED 2million.

“As the first digital investment platform to offer this service, we’re opening doors for global investors to capitalise on Dubai’s unmatched real estate potential. This truly is a golden opportunity because everyone wants a piece of Dubai, and we’ve made it extremely easy to get started,” said Rami Tabbara, co-founder and co-CEO of Stake.

How many properties can you invest in?

While property investment typically requires significant upfront capital and carries a high level of risk, the new scheme allows investors around the world to get started on the platform for as little as AED500. Rather than investing it all in a single property, Stake allows investors to split the investment across multiple properties located in prime areas in Dubai. This in turn, provides a diversified real estate portfolio, minimizes risk and might lead to higher returns.

what is the application process like?

Stake is a completely digital platform. This eliminates the need for any physical paper work or documentation. Stake’s property experts handle the entire sales process end-to-end, screen tenants, and manage the property. As a result, investors can conveniently manage their portfolios, track their monthly income, and receive real-time updates directly on the app or web platform.

what Flexibility will investors get?

Stake eliminates the need to buy off-plan, allowing investors to purchase a piece of ready-to-occupy real estate. When compared to off-plan investments, this method not only generates more rental income, but it also ensures a more stable and dependable revenue stream.
