Sheikh Hamdan approves Umm Suqeim Beach masterplan

The 3.1km redevelopment will add night swimming, new access points, and climate-ready upgrades

Umm Suqeim Beach, one of Dubai’s most familiar and well-loved public beaches, is set for a major transformation.

Dubai has approved a Dhs500 million redevelopment plan that will reshape the beachfront into a larger, more accessible, and all-day destination. The masterplan was approved by His Highness Sheikh Hamdan bin Mohammed bin Rashid Al Maktoum, Crown Prince of Dubai and Chairman of the Executive Council.

Stretching across 3.1 kilometres, the Umm Suqeim Beach development is part of Dubai’s long-term vision to improve public spaces while keeping them practical, inclusive, and ready for the future.

For regular beachgoers, runners, families, and visitors, the changes are expected to be noticeable.

What’s being added to Umm Suqeim Beach?

The redevelopment will increase the overall beach and development area by 30 percent, giving residents more space to relax, walk, and spend time by the sea.

One of the standout features is a 38-metre observation tower, which will offer elevated views of the coastline and surrounding neighbourhoods. Six new gateways will also be added along the beach. Each will have its own architectural identity, reflecting the local character of Umm Suqeim rather than a generic waterfront look.

City planners say the aim is to turn the beach into a destination in its own right, while still keeping it open, familiar, and easy to use.

This is not about turning Umm Suqeim into a theme park. It is about improving what already works.


Easier access, smoother movement

Anyone who visits Umm Suqeim on a busy weekend knows that access and parking can be a challenge. That is set to change.

The plan includes 10 mobility hubs, 11 taxi pick-up and drop-off points, and dedicated facilities for bicycles and e-scooters. Parking capacity will increase by 200 percent, eventually providing around 2,400 parking spaces in the area.

Roads around the beach will also be upgraded, with improved entry points from Jumeirah Street and redesigned traffic flows to reduce pressure on nearby residential roads.

For residents living nearby, this means less congestion. For visitors, it means getting in and out without the usual frustration.


A beach that stays active after sunset

One of the biggest shifts in the Umm Suqeim Beach development is the focus on making it a day-to-night destination.

A smart lighting system will illuminate 130,000 square metres of beachfront, making evening walks, workouts, and gatherings safer and more comfortable. Plans are also in place to introduce night swimming, a feature that has already been well-received at other Dubai beaches.

This reflects how people in Dubai actually use outdoor spaces. During warmer months, life often starts later in the day. Beaches that close early simply do not match the city’s rhythm anymore.

With extended hours and better lighting, Umm Suqeim is expected to become a popular spot long after sunset.

Beyond lifestyle upgrades, the redevelopment also addresses environmental concerns.

A two-kilometre retaining wall will be built, and beach levels will be raised to help protect the coastline from rising sea levels. These measures are part of Dubai’s broader efforts to adapt to climate change while safeguarding public infrastructure.

The project aligns with the Dubai 2040 Urban Master Plan and supports the Dubai Quality of Life Strategy 2033, both of which place strong emphasis on sustainability, accessibility, and community wellbeing.

Safety standards, inclusive design, and accessibility for people of determination and senior citizens have been built into the planning from the start.


How locals will benefit?

Umm Suqeim Beach is not just another tourist location. For many residents, it is part of daily life.

It is where morning joggers train, where families gather on weekends, and where people go for a simple break from the city without driving far. Improving this space improves everyday life, not just visitor experiences.

When approving the project, Sheikh Hamdan highlighted Dubai’s commitment to world-class design while keeping quality of life front and centre. Dubai Municipality has echoed this, saying the goal is to create a beach that works for everyone and feels welcoming at all times of day.

This redevelopment is about making a familiar place better, safer, and more resilient — without losing its identity.


What comes next for Umm Suqeim?

While timelines have not yet been announced, the scale of the project suggests phased development. Once complete, Umm Suqeim Beach is expected to set a new standard for public beachfronts in Dubai.

For residents, it means more space, better access, and longer hours. For the city, it is another step towards creating public areas that balance lifestyle, sustainability, and long-term planning.
