Parking in Discovery Gardens has entered a new phase. From Thursday, January 15, paid parking is now in effect across the community, following the rollout of Parkonic’s parking management system.
For residents, this marks a noticeable change in daily life. Discovery Gardens, known for its affordable rents, leafy clusters, and family-heavy population, has struggled with parking congestion for years. With cars lining curbs and internal roads, the situation often felt chaotic — especially in the evenings.
Now, with clearly marked zones and structured pricing, authorities are hoping to bring order to one of Dubai’s busiest residential neighbourhoods.
What exactly has changed for residents?

Under the new system, each residential unit in buildings without private parking is entitled to one complimentary parking permit. This free permit is linked to the apartment, not to individual drivers.
Households with more than one vehicle will need to pay for additional permits. The pricing has been set as follows:
- Dh945 per month
- Dh2,625 for three months, offering a saving of Dh210 compared to monthly payments
Residents can apply for permits through the Parkonic tenant registration portal, website, or mobile app. Free permit applications opened on December 24, 2025, while paid subscriptions became available from January 9.
Nakheel, the community developer, has also sent emails to tenants, urging them to complete registrations before enforcement begins.
This update is already making rounds across local news circles, especially among residents living in mid-income communities across Dubai.
Hourly parking charges you should know about?
Not everyone parking in Discovery Gardens will be on a monthly permit. For visitors and short-term parking, hourly rates apply, and they change depending on the time of day:
- 8am to 5pm: Dh4 per hour
- 5pm to midnight: Dh6 per hour
- Midnight to 8am: Free parking
The higher evening rate reflects peak demand, when residents return from work and visitors arrive. Anyone familiar with parking near Ibn Battuta Mall or JLT during rush hours will understand why this adjustment was needed.
For early-morning gym-goers or night-shift workers, the free overnight window will come as a small relief.

reason for paid parking in Discovery Gardens
Discovery Gardens has always been popular. Close to Sheikh Zayed Road, Metro-accessible, and relatively affordable, it attracts young professionals, families, and long-term residents alike.
But popularity has its downsides.
For years, residents have complained about the lack of organised parking. Cars parked on pavements, near building entrances, and along internal roads became a common sight. Fines for improper parking could go as high as Dh500, adding frustration to an already tight situation.
One resident shared that parking stress had become part of everyday life. “People park wherever they find space. Sometimes you don’t have a choice,” he said. “If paid parking actually creates availability, most residents will accept it.”
Others, however, say the rollout feels rushed. Some clusters are still waiting for clear signage, while a few tenants remain unsure about the status of their Parkonic accounts.
These small gaps are expected during the initial phase, but clarity will be key in the coming weeks.
Important rules residents should keep in mind
Dubai Holding Community Management has clarified several points to avoid confusion:
- One free permit applies only to residential units without private parking
- Permits are issued per unit, not per individual driver
- Additional vehicles must be covered under paid subscriptions
- Permits are only issued to registered residential units
- Visitors must use hourly paid parking
Residents are advised to complete their applications early to avoid penalties once enforcement becomes stricter.
These rules follow similar frameworks already seen in other Dubai communities, making Discovery Gardens part of a broader shift towards regulated residential parking.
How this change fits into Dubai’s bigger picture?
Paid parking is no longer limited to commercial hubs or busy tourist areas. Over the years, Dubai has steadily expanded managed parking into residential zones where vehicle density has outgrown infrastructure.
From JLT to Barsha Heights and now Discovery Gardens, structured parking is becoming standard. While residents may initially feel the pinch, authorities argue that better traffic flow, improved safety, and fairer access to spaces outweigh the inconvenience.
For many families, this also means safer internal roads for children, better access for delivery drivers, and fewer blocked entrances.
These everyday changes quietly shape how people experience life in the city — from commute stress to weekend plans and even things to do around the neighbourhood.
residents, keep these things in mind
If you live in Discovery Gardens, the next steps are simple but important:
- Check your eligibility for a free permit
- Register your unit on the Parkonic platform
- Decide if you need paid permits for extra vehicles
- Familiarise yourself with hourly parking timings
The system may take time to settle, but once operational, residents are hopeful it will reduce the daily parking scramble.
Paid parking in Discovery Gardens is now a reality. With monthly permits priced at Dh945, the move may feel costly for multi-car households, but it also promises better organisation and fewer parking disputes.
As Dubai continues to grow, changes like these reflect the city’s effort to balance affordability with order — a challenge faced by many fast-developing neighbourhoods.
